The 203(h) program is a Federal Housing Administration (FHA) initiative that provides mortgage insurance to disaster victims, facilitating the process of buying or reconstructing a home. This program is particularly beneficial for those whose residences have been destroyed or severely damaged in Presidentially declared major disaster areas.

Key Features of the 203(h) Program

  • No Down Payment Required: Borrowers can finance up to 100% of the home’s purchase price, eliminating the need for a down payment.

  3. Application Timeline: Applicants must apply within one year of the disaster declaration.
  4. Creditworthiness: While the FHA provides flexibility, lenders will assess credit history and income stability.

For those in Los Angeles County, it’s essential to be aware of the FHA loan limits for 2025:

  • One-Family Property: $1,209,750
  • Two-Family Property: $1,548,975
  • Three-Family Property: $1,872,225
  • Four-Family Property: $2,326,875

Application Process

  1. Verify Disaster Declaration: Ensure your area has been declared a major disaster zone by the President.
  2. Contact an FHA-Approved Lender: Only these lenders can process 203(h) loans. They will guide you through the application process.
  3. Gather Necessary Documentation: This includes proof of residence, evidence of property damage, income verification, and other standard mortgage documents.

Additional Considerations
